Dh260 million Palm Jumeirah villa sale underscores surge in Dubai luxury transactions
A six-bedroom villa on Palm Jumeirah has changed hands for Dh260 million, continuing a wave of high-value deals in Dubai’s upscale property market. The finished villa, part of the ultra-luxury Ayumi project on Palm Jumeirah, measures about 2,466.7 square metres, or 26,550 square feet, according to Dubai Land Department data, valuing the asset at roughly Dh9,792 per square foot. A second completed villa within the same development was mortgaged for Dh130 million, signaling ongoing large-scale financing in Dubai’s prime residential segment. The transactions were logged as Dubai recorded about Dh1.2 billion in property deals across 339 transactions in early trading on Tuesday, at the start of September. The Palm Jumeirah deal follows another cluster of major moves just days earlier. On Friday, a villa in the Burj Khalifa area sold for Dh725 million, while a separate property in that locality was mortgaged for Dh471.3 million, putting the combined value of those two dealings at nearly Dh1.2 billion; both properties covered about 379,000 square feet. The Dh725 million sale equated to approximately Dh1,914 per square foot, while the Dh471.3 million mortgage worked out at around Dh1,244 per square foot, according to Dubai REST data. That Friday saw Dubai property sales reach Dh1.3 billion across 185 transactions in early trading, with mortgages totaling Dh684 million across 44 deals.
