Dubai launches AI-driven platform to streamline developer registrations and escrow oversight

Dubai Land Department (DLD) has unveiled the “Initial Registration” platform, enabling developers to register real estate transactions, manage projects and oversee escrow accounts from a single digital portal as the emirate broadens AI use across government services. The system merges project registration, transaction recording and escrow-account management into one workflow to cut duplicate data entry and repeated document submissions. AI tools can read Emirates IDs, passports and sales contracts, extract necessary details and auto-fill application fields. Transactions that comply with the department’s business rules may be approved on submission, potentially shortening processing times. Abdullah Ahmed Al Shehi, chief executive of DLD’s Real Estate Regulatory Agency, said the digital ecosystem will help developers manage projects and complete transactions more efficiently while strengthening stakeholder integration to boost transparency, governance and investor confidence. The launch aligns with a wider government AI push following an announcement by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, on a framework aiming for half of UAE government sectors, services and operations to run through autonomous, self-executing AI models, known as Agentic AI, within two years. The platform guides users with questions to identify the correct procedure and lets applicants add missing information while an application remains open, reducing restarts. A “Project 360” feature consolidates unit status, escrow and financial records, offers early-warning indicators and gives developers, DLD and banks shared visibility. Phased training and workflow testing preceded the rollout, which supports Dubai Real Estate Strategy 2033 and Dubai Economic Agenda D33.
