Dubai Tenants Step Up House Hunting as Rental Searches Rise 44%

New data from Bayut show Dubai residents intensified their summer property searches, with rental queries climbing 44 per cent year-on-year as renters explored both budget-friendly districts and high-end enclaves. The portal's trends for the period between June 1 and August 25 highlight that affordability remains a key concern, but location, space and lifestyle factors are also driving choices. Some households are relocating, others want larger accommodation or layouts that match evolving lifestyles. Jumeirah Village Circle led apartment rental viewings, trailed by Business Bay, Dubai Marina, Arjan and Downtown Dubai. Jumeirah Village Circle had a lower entry point, with a median asking annual rent of around Dh70,000, versus Dh99,900 in Business Bay and Dh120,000 in Dubai Marina. For villas and townhouses, Damac Hills 2 attracted the most rental interest, followed by Mirdif, Damac Lagoons, Arabian Ranches 3 and Dubai Hills Estate. Median asking annual rent was about Dh110,000 in Damac Hills 2, Dh150,000 in Mirdif and Dh170,000 in Damac Lagoons, while Dubai Hills Estate stood at approximately Dh385,000. Buyer interest mirrored these patterns: Jumeirah Village Circle topped apartment demand, then Business Bay, Dubai Marina, Downtown Dubai and Arjan, with Jumeirah Village Circle at around Dh1.13 million median asking price and Business Bay at Dh1.9 million. For villa buyers, Damac Lagoons led, then Damac Hills 2, The Valley by Emaar, Dubai South and Dubai Hills Estate, with median asking prices ranging from approximately Dh2 million in Damac Hills 2 to Dh14.6 million in Dubai Hills Estate. Bayut noted families are weighing budgets, space and lifestyle across price points. Fibha Ahmed said the 44 per cent increase indicates summer is no longer a quiet season for the Dubai market and that residents are methodical in comparing options and considering longer-term value.
